The residential market continues to show a strong performance according to the Spokane Association of Realtors MLS. Closed sales in February totaled 461 up from last months total of 347 and up over last February's sales of 407. Average sales price for February was 203,069 and the median sales price was 174,925.
After two months closed sales are up over last year at 808 compared to 738 which is a 9.5% increase. The average and median sales prices on a year to date basis are at 199,231 and 173,975. The average sales price is up 4.9% year to date while the median sales price is up 3.6%.
The inventory as of this report stands at 2,233 up from last month by less than 100 but up over 652 houses compared to this time last year. Closed sales of newly constructed homes so far this year are downn 44 houses or approximately 23%.

Optimistic as ever, the summer looks to be heating up to a steady boil and should net a good turn out for the season. Remember, listing your home for sale in April & May means seeing a check around June or July.
