The age old question...."when is the best time to put a house on the market"

The question has two parts:

1) When to actually launch it onto the market....put up the sign, have open houses, etc. That would be March or April for Spring and August or September for Winter.


2) The actual best selling times are May & June or October & November.

Okay here is the important stuff...it takes about 1-2 months to get a home sold...that means a valid offer to purchase, 10 days for timing on a home inspection, 14 days or up to 30 for all the financing issues...your getting the picture right..? Essentially it takes time to jump through all the hurdles before it actually Records as your home on the deed or funds into your account and releases you from the deed. So if you wanted to move when "Jimmy" gets out of school...you probably want to consider getting a Realtor over to get the house listed or recruit a Realtor to help you find the right house....right about.....NOW!!!!!
